Booking terms

Cancellation. You can cancel free of charge until 5 days before arrival. If you cancel within the 5 days before arrival, 50% of the total price is charged. Bookings made less than 5 days before arrival are non-refundable. Stays of 14 nights or longer must be cancelled at least 30 days before arrival, unless something else was agreed with us in writing before booking.

Damage deposit. A cash deposit of ฿5,000 is required on arrival. It is returned at check-out, less any amount agreed for damage or outstanding charges.

Cleaning. Departure cleaning is ฿2,000 per stay.

Check-in and check-out. Check-in is from 2:00 PM; check-out is by 12:00 noon.

Occupancy. Up to six guests in three bedrooms. Yang Yai is a relaxed holiday home, not a party venue.

A request sent through this website is not a confirmed reservation. Your stay is confirmed once your host has confirmed the dates and your payment has been received.

Privacy policy

Who is responsible. Yang Yai House & Villa, Ban Tai, Koh Phangan, Thailand, operates this website and is responsible for the personal data described here. You can reach us at [email protected].

What we collect. When you request a stay we collect your name, email address, arrival and departure dates, the number of guests, your chosen payment method and any messages you send us. We also record payment references and the status of your reservation.

Why we use it. To check availability, manage your reservation, take and reconcile payment, answer your questions, and meet our accounting and tax obligations. We only use your details for these purposes.

Card payments. Card details are entered on Stripe’s hosted checkout page and are never seen or stored by this website. We receive only the payment status and reference.

Bank transfers. If you pay by bank transfer, we record the reference you send so the payment can be matched to your stay.

Calendar data. Availability is imported from our Hospitable calendar feed. That import reads booking dates only — no guest names, emails or contact details are imported or stored.

Hosting and security. The site runs on Cloudflare. Our administration area is protected by Cloudflare Access, and bot protection may be used on forms. Cloudflare processes technical data such as your IP address to deliver the site and keep it secure.

Analytics. We use Google Tag Manager with Google Analytics to understand how the site is used, such as which pages are visited. This uses cookies and does not identify you to us personally. You can block cookies in your browser or with an extension; the site still works.

How long we keep it. Reservation and payment records are kept for as long as needed to run your stay and to meet accounting and tax obligations, then deleted. Enquiry emails that never become bookings are removed when they are no longer needed.

Sharing. We do not sell your data. We share it only with the providers that run this service — Cloudflare for hosting and security, Stripe for card payments, our email provider for booking and payment notifications, and Google for analytics — and with authorities where the law requires it.

Your rights. You can ask to see the personal data we hold, have it corrected or deleted, or object to how we use it. Email [email protected] and we will respond. If you are in the European Union or the United Kingdom you also have the right to complain to your local data protection authority.

Cookies. The site sets the cookies needed to work and the analytics cookies described above. It does not use advertising cookies.

Changes. If this policy changes, the date at the top of this page changes with it.
